An appraiser is a person who prepares or communicates an
appraisal of real property.
REGISTERED INTERN
To obtain the required experience to apply for licensure, an
intern must be registered with the Division under a Nevada certified
appraiser.
An intern actively assists in the preparation or
communication of an appraisal under the direct supervision of a certified
appraiser.
LICENSED RESIDENTIAL APPRAISER
May perform appraisals of real estate:
- Suitable for or consisting of no more than four residential units
in any one transaction;
- Total value does not exceed $1,000,000; and
- The complexity of the transaction does not, under the
regulations of a federal agency or the standards adopted by the appraisal
subcommittee of the Federal Financial Institutions Examination Council, require
a certified appraiser.
- A person licensed as a residential appraiser may, under the
direct supervision of a certified appraiser, assist in the preparation and
communication of a residential appraisal that is outside the scope of his certificate or license.
CERTIFIED RESIDENTIAL APPRAISER
May perform appraisals of real estate:
- Suitable for or consisting of no more than four residential
units in any one transaction; and
- Without limit of value.
- A person certified as a residential appraiser may, under the
direct supervision of a certified general appraiser, assist in the preparation and
communication of an appraisal that is outside the scope of his certificate or
license.
CERTIFIED GENERAL APPRAISER
May perform any appraisal of real property.
